Our process was born out of combined 18 years of real estate investment experience with over $165M in assets acquired.

We look for medium sized multi-family properties that can provide a 15% aggregate return. We aim for appreciation, cash flow, varying exit options, and reduced pressure on the investor.

Choosing the Right Property:

We employ a meticulous approach, seeking properties with untapped potential in up-and-coming submarkets. Utilizing industry connections, we source opportunities from our proven network of agents, listings and connections. We are most often looking for properties with issues surrounding lower than market rents due to deferred maintenance, poor management, or other solvable issues.

Securing the Property:

Once the perfect property is identified, we open the LLC, secure financing, complete all necessary documents, and offering investors like you a chance to claim ownership.

The Renovation:

From exterior facelifts to interior upgrades, our team transforms properties, increasing their appeal and value. The initial renovation spans anywhere from 6-24 months, with continuous unit remodels during the rental holding period.

Multi-Family Management:

Tamarack manages every aspect, from financing negotiations to tenant screenings. Quarterly investor distributions, tax filings, and accounting services are all handled seamlessly.

Timeframe:

Expect a longer term investment horizon (5 years or longer), covering the renovation and rental holding periods. Quarterly distributions begin once the property is stabilized, continuing throughout the holding period.

Optimal Exit:

Tamarack carefully monitors market conditions, interest rates, and buyer demand to determine the best time to sell. Investors receive their share of the profits after the sale and can choose to reinvest in other properties.
